How an Infrared Moisture Inspection Works
Four stages, usually ninety minutes to half a day depending on the size of the building.
- Walkthrough and history — where the water appeared, when, and what the building has done since. Knowing where a loss started narrows where to look.
- Thermal scan — camera across suspect elevations, ceilings, floors and adjoining rooms. We scan well beyond the obvious area, because water travels.
- Meter verification — every thermal anomaly is confirmed with a penetrating or non-penetrating moisture meter. The camera finds candidates; the meter proves them.
- Documented findings — thermal images with matching photographs, readings, and a marked-up map of the wet area with a recommended scope.
What Infrared Can and Cannot See
Worth being straight about, because this technology gets oversold.
- It does not see through walls — a thermal camera reads surface temperature. What it shows is the thermal footprint moisture leaves behind, which is enough to find water but is not X-ray vision.
- It needs a temperature difference — with no differential between wet and dry material, moisture will not show. Mild, overcast, stable conditions are the hardest, which changes when we schedule rather than whether we can help.
- Not every cold patch is water — missing insulation, air leakage around penetrations, sun-loaded walls and plumbing runs all read as anomalies. This is exactly why meter verification is not optional.
- Recently disturbed buildings scan poorly — HVAC that has just cycled, or a room left open to weather, can mask or mimic moisture. We let conditions settle first.
- It finds moisture, not mold — thermal imaging locates the water feeding a mold problem. Identifying a species requires laboratory testing, which is a separate service.
Why Puget Sound Buildings Fail the Way They Do
The regional climate produces a recognisable set of failures, and knowing them tells us where to look first.

When a Scan Is Worth Booking

Thermal Imaging Questions We Get Most

Can infrared really see water behind a wall?
Not directly — it reads the temperature pattern moisture leaves on the surface. In practice that is usually enough to locate a wet cavity precisely, which is why it works so well as a targeting tool. We confirm every finding with a moisture meter before anyone recommends opening anything.
Do you offer thermal imaging as a standalone service?
Yes. We scan for property owners, managers and buyers who want an assessment rather than a full restoration, and we will tell you plainly if what we find does not need us. Scope depends on the size of the building and how much of the envelope you want covered, so it is worth a short conversation first.
Is this the same as a home inspection?
No, and the distinction matters. A pre-purchase home inspector covers the whole property to a general standard. We are moisture and water-intrusion specialists — a narrower scope, looked at far harder. If you need a general inspection for a purchase, a licensed home inspector is the right call.
Can a scan help me avoid unnecessary demolition?
That is one of the strongest arguments for it. Without mapping, tear-out is guesswork and usually generous. Defining the actual wet perimeter typically means removing materially less — and a smaller repair on the other side.
How quickly should I book after a leak?
Sooner is better. Materials are most readable while still actively wet, and the window before mold begins colonising damp organic material is roughly 24 to 48 hours in a warm building. A scan on day one and a scan on day five tell very different stories.
Will you find the mold as well?
We find the moisture feeding it, which is the part that determines whether remediation holds. Confirming what a growth actually is requires laboratory testing — a separate service we can point you toward.
